* Real estate development is progressing brisk pace with huge projects like Lodha Regency, Sanghvi Gardens, Damu Park setting shop here
* The new railway connectivity from Thane to Panvel will provide further impetus to this area
Downside
* The area doesn't have big malls, multiplexes, restaurants or supermarkets. You don't have much variety in terms of shopping or entertainment
* It's a little far from the station and it can be difficult to get rickshaws to the station
* As of now, it has only one or two luxury housing projects. So buyers looking for lifestyle homes may find it disappointing
* The area is prone to flooding in the rains
