Documents you need for a home loan

Getting a home loan sanctioned can be a big pain. Especially if your documents are not in order, you will have to keep making rounds of the financial institution till you finally get it right.

It can take much of your valuable time and all the joy out of owning a home in your name.

Here's a list of documents most banks/financial institutions will ask you to produce. Keep them ready beforehand and you can enjoy a hassle free home loan approval. Documents common to all:
Pan card
Six month's bank statement
The latest electricity/telephone bill as residence proof
Passport copy or driving licence
Property papers
Receipts of own contribution toward property
NOC from builder
Agreement sale copy
Title of land
7 by 12 extract of property
Certificates related to permissions from BMC like commencement certificate, occupancy certificate
Stamp duty and registration copy
Keep cheques handy, as you will need to sign post-dated cheques and make other payments

For salaried people:
Six months salary slip
Form 16 for last two years
IT returns for the last two years
If you don't have salary slips, then the financial institution may ask you to produce your employment letter

For self-employed professionals:
Business profile
Education qualifications and certificate and proof of business existence
IT returns
Balance sheet for the last three years
