A bungalow by Kubix Realities in Pune

So? What do you want with your Rs 2.98-cr bungalow a BMW car, two kilos of gold or a year's EMI paid for by the builder? Kubix Realities, a Pune-based developer, is asking its customers to choose from one of these freebies on the purchase of 5,400 sq ft bungalow in Pune, that has four bedrooms, a servant's room, three parking lots, and a password protected personalised elevator. The door locks are also password-protected.

The properties are a 10-minute drive from the Deccan Gymkhana area and are targeted at High Networth Individuals. Said Nainesh Nandu, MD, Kubix Realities, "Of the 11 bungalows that are ready, five have been sold and two of the buyers are from Mumbai.

Two chose the BMW, two chose the gold and one went with the EMI scheme." Refusing to reveal the identity of the buyers, Nandu said they included industrialists, entrepreneurs, stockbrokers and IT bigwigs. He said the company wanted to offer something significant to the buyers. "I would have reduced the rates like others, but we decided to go with freebies as I wanted to offer our customers something significant," he said.

"And we felt reducing the rate would have been a cheap method of promoting the project. It's not about people who can afford to buy the bungalows; we are looking for buyers who understand quality," added Nandu.  There are smaller bungalows of 4,800 sq ft also for Rs 2.78 crore, but the freebies remain the same.

Gold: Two kilos of gold will cost approximately Rs 24 lakh
BMW: Goes for a minimum of Rs 25 lakh
EMI scheme: For a loan of Rs 2 crore @ 11.5 per cent interest for 20 years, the EMI for 12 months will be approximately Rs 25 lakh 

Buy one, get one
Mantri group, Nirmal Lifestyle and other builders associated with the Maharashtra Chambers of Housing Industry, had announced free stamp duty for its buyers. Other builders offer to pay EMI for two years and also offer free car parking. Cosmos Builders offers a home free on the purchase of one. Royal Palms is offering a
15 per cent discount. Orbit Builders has reduced its prices by 20 per cent. A builder in the western suburbs is giving buyers furniture and a modular kitchen.
