Mumbai-based <a href="https://www.blockpilot.co/" target="_blank" rel="nofollow noopener">BlockPilot</a>, co-founded by Manisha Mehta and Shreya Mody, is building an AI assisted, transaction-led marketplace designed to bring greater transparency, accountability and efficiency to the services that keep housing societies running.
Mumbai: The real estate journey does not end when a home is sold. For housing societies, that is often when the more complicated work begins.
From ageing infrastructure and waterproofing to waste management, water conservation, rooftop solar, EV charging and redevelopment, managing committees are increasingly responsible for communities that function like small cities. Yet many requirements are still managed through fragmented vendor networks, phone calls, quotations and WhatsApp groups.
BlockPilot is looking to bring technology and structure to this largely offline ecosystem. Its platform takes a society requirement from assessment and vendor discovery through quotations, negotiation, execution, documentation and payments.
A key technology proposition is AI assisted vendor selection. Once a society raises a requirement, the platform can analyse factors including the nature of the work, location and service category to identify suitable vendors from its network of 1,000-plus vendors. It can then generate a comparative statement of quotations, helping managing committees evaluate vendors and pricing in one place. The final decision remains with the committee.

BlockPilot says it has grown from one society to more than 1,000 societies across Mumbai , with 70-plus service categories spanning pest control, facilities management, civil works, waterproofing, solar, STP solutions and redevelopment. The company has moved from phone-led bookings to a self-serve application and currently focuses on the Mumbai&ndash;Thane belt, including sustainability services and a waste-management partnership with Recyclink.
The founding team combines expertise across real estate,&nbsp; finance, technology, sustainability and marketing. Alongside Mehta and Mody are Aalok Vinod Jhunjhunwala, Co-Founder &amp; CMO, and Trisha Mody, CTO .

The broader thesis is that the post-possession phase of real estate remains under-digitised . While consumers can search for and purchase homes digitally, many services required to maintain and upgrade communities remain fragmented and relationship-driven.
BlockPilot is betting that technology and AI can bring greater intelligence and transparency to this process, while keeping the final decision with the people who run each community.
