A simple error or an incomplete record could lead to long legal battles or the inability to sell a property. But, thanks to the digitisation of land records, this is no longer the case.


Most states in India, including Maharashtra, have digitised their land records, providing accurate and up-to-date information about property titles and ownership. The integration of sub-registrar offices with digital databases has also streamlined processes and reduced the chances of fraud.

 One of the most significant advancements in making real estate more accessible is the digitisation of land records. As of October 2024, nearly 95% of land records in rural India have been digitised, covering over 6.26 lakh villages. This initiative, under the Digital India

The digitisation of land records has changed land management by tackling traditional challenges like disputes, fraud, and inefficient manual processes. Ownership information is now easily available online, improving transparency and reducing illegal encroachments.

Moreover, integration with geospatial mapping has improved land management, enabling accurate surveys and planning. During land acquisitions or disasters, digital records ensure fair and timely compensation.

Making Property Accessible to a Wider Audience

 While the technicalities of property transactions are becoming easier to deal with, the actual process of buying property is also opening up to a broader audience. Developers are now adopting digital platforms that connect directly with government databases, making it easier for buyers to find the information they need. Many property developers are even offering virtual property tours, allowing buyers to explore homes remotely before deciding to visit in person.

This is particularly important for people who may not have the resources or the time to visit multiple properties physically. Online property portals, combined with AI-powered recommendations, ensure that buyers are shown properties that match their preferences, streamlining the search process. Affordable housing projects now have the chance to reach buyers in smaller towns and rural areas, where traditional property networks might not have a good presence.

Building Communities with Technology

 Owning a house gives you an address, but technology is helping residents turn that address into a real community. Mobile apps now allow them to pay maintenance fees in minutes, raise service requests, or track deliveries at the gate. Booking the clubhouse for a birthday, reserving a badminton court, or checking gym slots can all be done with a few taps. Community WhatsApp groups or resident portals make it easy to share updates, ask for

recommendations, or borrow something from a neighbour. These tools reduce barriers, save time, and bring people together in ways that were once possible only after years of face-to-face interaction. In practice, technology is helping people feel at home faster and encouraging stronger, more connected neighbourhoods.

The Future: More Accessible, More Efficient

 While we’ve made great strides in digitising real estate processes, the road ahead looks even more promising. As technology continues to advance, we can expect even more user- friendly platforms that further simplify the process of buying, selling, and managing property. Digital platforms, combined with innovations from the private sector and continued government support, will make real estate transactions more seamless, quicker, and accessible to people from all walks of life.

The dream of owning a home, whether for personal use or as an investment, is becoming more achievable. The future of property ownership in India is one that’s shaped by ease, transparency, and digital connectivity.
