Repo Rate Hike Brings Fresh Considerations for Mumbai’s Housing Market

RBI`s repo rate hike to 5.50 percentage may affect Mumbai home-loan EMIs, housing demand and real estate development costs.

The Reserve Bank of India’s decision to raise the repo rate by 25 basis points to 5.50 per cent marks a shift in the interest-rate environment after a prolonged period of easing and stability. The announcement came at the conclusion of the Monetary Policy Committee’s October 5-7 meeting and marked the first increase since February 2023. The repo rate had remained at 5.25 per cent through the first four policy reviews of 2026. The MPC also shifted its stance to calibrated tightening amid renewed inflationary pressures and a more uncertain global environment. For Mumbai’s housing market, the change feeds into home-loan rates and the cost of finance for developers, against a backdrop of continued demand across several residential segments.
