The Mumbai Metropolitan Region (MMR) emerged as India’s most active real estate market for land transactions in 2025, clocking 32 land deals covering over 500 acres, according to data released by ANAROCK Research.
The region accounted for over 13 per cent of the total land transacted across the country during the year. The transactions in MMR were spread across residential, commercial, data centres, industrial, plotted developments and mixed-use projects.
Overall, at least 126 land deals involving more than 3,772 acres were closed across India in 2025, compared with 133 deals spanning around 2,514 acres in 2024. While the number of transactions was marginally lower year-on-year, the total land area transacted in 2025 significantly surpassed that of the previous year. In 2024, MMR had closed at least 30 land deals covering over 607 acres.
“Latest ANAROCK Research data indicates that the Mumbai Metropolitan Region led the activity in number of land deals in 2025, with 32 deals spanning over 500-plus acres of land,” said Anuj Puri, Chairman, ANAROCK Group. “Residential, commercial, data centres, industrial and plotted developments are among the planned projects in the region.”
Of the total land deals concluded across India in 2025, 96 transactions covering approximately 1,877 acres were earmarked for residential development, including plotted projects, townships and villas. Four deals involving over 597 acres were proposed for industrial and logistics parks, while eight deals covering around 1,045 acres were for mixed-use developments. Commercial projects and data centres accounted for over 79 acres, warehousing projects covered about 107 acres, and retail developments spanned nearly 13 acres.
Among the top seven cities, Bengaluru followed MMR with 27 land deals covering over 454 acres, while Pune recorded 18 deals for around 308 acres. NCR saw 16 deals spanning about 137 acres, Hyderabad nine deals for 57 acres, and Chennai eight deals covering nearly 122 acres. No land deals were recorded in Kolkata during the year.
Ahmedabad emerges as top tier 2, 3 market for land deals
In tier 2 and tier 3 cities, Ahmedabad topped the chart with three deals spanning over 603 acres. Cities such as Amritsar, Mysore, Nagpur and Vadodara recorded two deals each, while several others including Coimbatore, Raipur and Panipat also saw land transactions.
According to ANAROCK, developers’ renewed interest in land acquisition in 2025 reflects stronger balance sheets, improved demand visibility and confidence in infrastructure-led growth, with acquisitions extending beyond luxury housing to include integrated townships, industrial parks, data centres and mixed-use developments.
