Maharashtra: MahaRERA approves over 10,000 housing projects in FY26, Pune and MMR lead growth

In a significant push to Maharashtra's real estate sector, the Maharashtra Real Estate Regulatory Authority approved 10,379 housing projects during the financial year 2025-26, reinforcing its focus on transparency and regulatory compliance.

Of the total approvals, registration numbers were issued to 4,204 projects, while 2,488 projects underwent corrections. Additionally, timeline extensions were granted to 3,687 projects after developers submitted revised plans. These measures are mandated under the Real Estate (Regulation and Development) Act, 2016, which requires developers to seek approval for any changes or delays in registered projects.

Officials said the approvals will provide a boost to the state's housing sector while safeguarding homebuyers' interests. Under the rules, developers must declare a completion deadline at the time of registration, and any delay without MahaRERA's nod can render a project "lapsed," impacting its progress.

Region-wise, the Mumbai Metropolitan Region dominated with 5,494 approved projects, followed by the Pune region with 3,566 projects. Vidarbha accounted for 563 projects, Khandesh for 520, and Marathwada for 203.

At the district level, Pune topped the list with 3,150 projects. Thane followed with 1,714 projects, closely trailed by Mumbai Suburban at 1,696. Other key contributors included Raigad (939), Palghar (568), Nagpur (474), and Nashik (454).

Within Vidarbha, Nagpur accounted for the bulk of projects, while Nashik dominated the Khandesh region. In Marathwada, Sambhaji Nagar led with 155 projects.

MahaRERA stated that all approvals undergo rigorous legal, technical, and financial scrutiny to ensure compliance. The authority added that its processes for project registration, corrections, and extensions are aimed at ensuring timely completion and maintaining accountability in the sector.

The data underscores steady growth in Maharashtra's housing market, with strong momentum in urban clusters such as MMR and Pune continuing to drive development activity.
