Worli's BDD chawl redevelopment project in Mumbai has reached a major milestone and as part of the first phase, 556 newly built flats will be handed over to eligible residents on August 14, a statement issued by MHADA said.

"The keys of the flats will be handed over by CM Devendra Fadnavis on Thursday during an event at 11 am. The distribution ceremony will take place at Yashwant Natya Mandir in Matunga West in Mumbai," said the statement.

At the event, Deputy Chief Ministers Eknath Shinde and Ajit Pawar will also be present, it said.

Other important guests expected include Mumbai Suburban Guardian Ministers Mangal Prabhat Lodha and Maharashtra Ministers Ashish Shelar, Dr. Pankaj Bhoyar, and senior MHADA officials.

The redevelopment project is one of the most ambitious urban renewal initiatives in Asia, undertaken by the Maharashtra government and implemented by MHADA’s Mumbai Housing and Area Development Board. In total, 9,689 residents from 121 old chawls (tenement buildings) in Worli are to be rehabilitated.

In the first phase, Building No. 01’s D and E wings have been completed. Each eligible family currently living in 160 sq ft rooms will now receive modern, fully furnished 2BHK homes measuring 500 sq ft -- at no cost and on an ownership basis. The buildings also feature fire safety systems, branded fittings, three passenger lifts, one stretcher lift, and one fire lift.

Each home comes with one dedicated parking spot in a podium-style parking facility, and an eco-friendly garden on the seventh floor. Additional amenities include vitrified tile flooring, granite kitchen platforms, aluminium-framed windows, and high-quality plumbing.

The redevelopment plan also includes facilities such as a commercial complex, schools, gyms, hospitals, hostels, a sewage treatment plant, solar energy systems, and rainwater harvesting.

MHADA will maintain the new buildings for 12 years.

MHADA also plans to preserve the historical legacy of the BDD Chawls. Jambori Maidan and Ambedkar Maidan will be protected, and a museum will be created to showcase the heritage and history of the chawls.

The official statement said that under the leadership of MHADA Vice President and CEO Sanjeev Jaiswal, the project has progressed rapidly. By December 2025, over 3,989 flats across all three BDD locations -- Worli, Naigaon (Dadar), and N M Joshi Marg (Parel) -- are expected to be completed.

Until their new homes are ready, residents have been given a choice between temporary transit accommodations or advance rent payments of Rs 25,000 per month for 11 months.

The full BDD redevelopment project covers about 86 acres and includes approximately 207 chawls across Worli, Parel (N M Joshi Marg), and Naigaon.

In total, 15,593 families will be rehabilitated, the officials said.
