Eleganz Interiors Limited expands to Dubai, bringing its design-and-build expertise to the Middle East’s evolving commercial interiors market.

As Eleganz Interiors Limited expands into Dubai, Managing Director & CEO Sammeer Pakvasa shares why the UAE is a natural next step after Singapore and how the Middle East is emerging as a long-term growth region for integrated Design & Build. The interview explores Dubai's demand for speed, precision and accountability, the shift from conventional fit-outs to experience-led commercial spaces, and how Eleganz plans to bring its execution-led approach to one of the world's most ambitious commercial interiors markets.

Q1. What made Dubai the right choice for Eleganz's next phase of international growth after Singapore?

After Singapore which marked Eleganz's first step beyond India's borders, we were deliberate about where we went next. Dubai was not a reactive decision. It was the result of watching this market evolve into one of the most demanding, most sophisticated commercial ecosystems in the world, and recognising that the moment was right.

Through our new entity, Eleganz Apex Interiors LLC, we are now positioned to serve the Gulf and the wider MENA region from one of the world's great commercial capitals. Dubai is a gateway - to Saudi Arabia, Qatar, and the broader GCC and for a company built on nearly four decades of execution discipline and integrated Design & Build capability, that geography makes complete strategic sense.

What confirmed it for us was the alignment between what Dubai demands and what Eleganz delivers. Speed. Precision. Design excellence. Accountability. These are not aspirations for us they are the foundation of how we have always operated.

Q2. How do you see the commercial interiors and Design & Build market evolving across the Middle East over the next few years?

The market is undergoing a genuine shift away from conventional fit-outs toward integrated, experience-driven commercial environments. Clients are no longer simply asking for spaces that look good. They want environments that perform: spaces built around how people work, collaborate, and represent their brand to the world.

Across corporate offices, BFSI, technology, hospitality, and mixed-use developments, we are seeing a clear and consistent move toward high-performance environments that combine design ambition with operational intelligence. Sustainability, technology integration, human-centric design, and compressed delivery timelines are no longer differentiators, they are table stakes.

In this context, the integrated Design & Build model becomes not just relevant but essential. Clients want fewer handoffs, greater accountability, and one partner who carries full ownership of the outcome. That is precisely the model Eleganz has built and refined over nearly four decades.

Q3. What specific gaps or opportunities in the UAE market does Eleganz believe it is uniquely positioned to address?

The most significant opportunity is the growing demand for truly integrated, execution-led partners. Too often, clients find themselves managing multiple fragmented stakeholders' designers, contractors, procurement teams, project managers each accountable for a slice of the project but none owning the whole. The result is gaps, delays, and compromised outcomes.

Eleganz resolves that problem entirely. Our integrated platform brings strategy, design, engineering, procurement, project management, and execution under one roof, one team, one point of accountability. Having delivered over 46 million sq. ft. across complex commercial environments globally, we understand what it takes to hold that accountability without losing quality, pace, or design intent.

The UAE market is ready for that level of integration. And we are ready to deliver it.

Q4. How critical is the integrated Design & Build Fit-Out model in a market like Dubai, where timelines, scale, and execution standards are unforgiving?

It is not just critical; it is the only model that truly works at Dubai's pace and standard. When you are operating at global delivery schedules with zero tolerance for error, fragmentation is the enemy. Every handoff between separate teams is a potential point of failure: a delay, a miscommunication, a compromise on quality.

An integrated Design & Build Fit-Out model eliminates that fragmentation. There is one unified team, one line of accountability, and one framework governing design, engineering, procurement, and execution simultaneously. Decision-making accelerates. Coordination friction disappears. And the client has the clarity of knowing that the same team that understood their brief is the same team delivering their building.

In a market like Dubai, that is not an advantage. It is a necessity.

Q5. How will Eleganz differentiate itself from established regional and international players already operating in the UAE?

Our differentiation is rooted in three things: legacy, integration, and execution discipline.

On legacy - Eleganz has been built over nearly four decades with an execution-first philosophy. We do not design beautiful spaces and then figure out how to build them. We design with buildability, timeline, and cost certainty embedded from the first brief. That discipline is rare, and clients feel the difference.

On integration we are not approaching Dubai as a design company or as a contractor. We are an integrated Design & Build platform, and that gives clients a fundamentally different experience. One relationship, one point of truth, one team invested in the outcome.

On execution discipline over the years, we have invested heavily in systems, accountability structures, and process-driven delivery. Clients increasingly recognise that reliability, transparency, and precision are as valuable as design quality. At Eleganz, they come together.

Q6. What sectors and client categories are you initially targeting in the Middle East market?

Our initial focus is on the sectors where the demand for high-quality integrated Design & Build and Fit-Out execution is most acute corporate workplaces, commercial interiors, BFSI environments, technology-led enterprises and Global Capability Centres, hospitality, and large-format commercial developments.

These are environments where complexity is high, standards are non-negotiable, and the cost of poor execution is significant. They are also the sectors where Eleganz's track record is deepest and our capability most proven. The alignment between what these clients need and what we deliver is, frankly, very strong.

Q7. Having delivered over 46 million sq. ft. globally, how does Eleganz adapt its execution model to the specific demands of the UAE market?

The honest answer is that our core model does not require reinvention it requires calibration. The principles of execution excellence, integrated delivery, and client accountability travel. What changes is the local context: the regulatory framework, the supply chain landscape, the pace of decision-making, and the cultural expectations around delivery.

Our institutional experience gives us a significant advantage here. Across 35+ cities and hundreds of complex projects, we have learned how to enter new markets without losing our standards. We adapt quickly, build strong local teams and partnerships, and bring the operational infrastructure that clients in high-performance markets demand.

We have also seen, time and again, that clients in fast-moving markets like the UAE are not looking for partners who are still learning. They want partners who have already made the mistakes elsewhere, built the systems to prevent them, and can deliver with consistency from day one. That is what Eleganz brings.

Q8. Beyond Dubai, does Eleganz see the broader Middle East as a long-term strategic growth region?

Without question. Dubai is the entry point it is not the destination. The establishment of Eleganz Apex Interiors LLC in the UAE gives us the foundation from which to serve a region that is investing at extraordinary scale across infrastructure, commercial real estate, financial services, hospitality, and technology.

Saudi Arabia, Qatar, and the wider GCC are creating large-scale, long-term opportunities for integrated Design & Build partners who can consistently deliver at global standards. These are not short-term opportunities. They are generational ones.

For Eleganz, the ambition is clear: to build a credible, lasting presence across the Middle East - one project at a time, one client at a time, with the same execution discipline and design excellence that have defined us for nearly four decades. The Middle East chapter is just beginning. And we intend to write it well.
