1. Livlit has scaled rapidly across Mumbai in a short span. What's driving your choice of micro-markets for new properties, and what can we expect in terms of upcoming locations?
Livlit's rapid expansion across Mumbai has been driven by a clear, demand-led approach to micro-market selection. We prioritise locations anchored around key colleges and commercial hubs, where there is a consistent need for quality, flexible living solutions.
At the same time, Mumbai's evolving metro network has become a significant enabler. Improved connectivity is unlocking emerging micro-markets that offer more affordable rents without compromising on accessibility, allowing us to expand beyond traditional hotspots.
We've already established a strong presence in core locations such as Fort, CST, Prabhadevi, BKC, Andheri, Kharghar, and Nerul. Building on this momentum, we've recently signed new projects in Juhu, Lower Parel, and Vashi-marking our entry into three additional high-potential micro-markets.
With this expansion, Livlit is positioning itself as one of the most geographically diverse and accessible co-living operators in Mumbai, and you can expect us to continue exploring well-connected, high-demand pockets across the city.
2. With every new Livlit property, how are you evolving the resident experience-whether through design, amenities, or community-building?

Beyond design, we're continuously enhancing the resident experience through a strong focus on lifestyle and community. We've definitely seen a meaningful shift in resident expectations over time. When we started, co-living was largely seen as a functional, short-term stay solution. Today, residents are far more discerning-they're looking for convenience, predictability, and a seamless lifestyle experience.
This evolution has directly shaped how we design and operate our properties. What began as a simple stay offering has now transformed into a fully managed, service-led ecosystem. Essentials like meals, professional laundry, concierge services, and priority maintenance have become standard across all Livlit properties.
Another key shift is the strong preference for all-inclusive living. Residents today value transparency and ease-they don't want to deal with multiple vendors or unexpected overheads. In response, we've structured our offerings to provide a comprehensive, all-inclusive tariff that covers every aspect of daily living.
These insights continue to inform our newer developments, where the focus is not just on accommodation, but on delivering a frictionless, end-to-end living experience.
4. Livlit has positioned itself as more than just a rental solution. How are you strengthening the community aspect across your expanding portfolio?
At Livlit, we've always believed that co-living is as much about community as it is about convenience. While thoughtfully designed amenities like gyms, libraries, swimming pools, football turfs, and pickleball courts naturally create shared spaces for interaction, we go a step further in actively fostering connections.
We've recently scaled up our focus on curated community engagement-hosting events, social mixers, and inter-property gatherings that bring residents together not just within a building, but across the broader Livlit network. These experiences create opportunities for residents to meet like-minded individuals, exchange ideas, and build meaningful relationships.

5. As you grow from a boutique operator to a larger network, what are the biggest operational or cultural challenges you're navigating?
As we've scaled, one of the biggest realisations has been that co-living is fundamentally an operations-driven business, not just a real estate play. Much like hospitality, our properties run 24/7, and that brings with it the complexity of managing dynamic, real-time challenges-often without warning.
From an operational standpoint, ensuring consistency in service delivery across multiple locations is a constant focus. Whether it's maintenance, housekeeping, or resident support, the expectation is always seamless execution, and that requires strong processes, trained teams, and rapid response systems.
On the cultural side, India's diversity adds another layer of complexity-but also opportunity. Residents come with varied preferences around food, lifestyles, and personal habits. Balancing these differences while creating a harmonious shared living environment can be challenging, but it also pushes us to design more inclusive systems and flexible offerings.
Ultimately, scaling successfully in co-living is about maintaining the intimacy and responsiveness of a boutique operator while building the structure and discipline of a larger organisation-and that's the balance we're continuously working towards.
6. Looking ahead, do you see Livlit expanding beyond Mumbai or diversifying into adjacent verticals within lifestyle or hospitality?
We believe the demand for co-living and community-driven spaces is strongest in cities where real estate supply is constrained and rental costs are high. In that context, Mumbai continues to be one of the most compelling markets in India-it naturally lends itself to shared living, given its density, pricing dynamics, and fast-paced lifestyle.
At the same time, there's a clear behavioural shift underway. Today's residents increasingly value convenience and managed living-they want their day-to-day needs seamlessly taken care of, which aligns strongly with the Livlit model.
Given this, our immediate focus remains on deepening our presence within Mumbai and strengthening our network across key micro-markets. That said, as the category matures, we remain open to exploring expansion into other similar high-density urban markets, as well as adjacent lifestyle and hospitality verticals that complement our core offering.
For us, it's about scaling thoughtfully-ensuring that any expansion, whether geographic or vertical, aligns with our core philosophy of delivering a seamless, community-led living experience.
