Viyaara Realty has commenced possession of The Nest - Smart Cozy Homes in Taloja, a lifestyle-led residential project built around the philosophy of "Warmth of Your Nest," integrating home automation with comfort-focused design. The development comes at a time when homebuyers are increasingly seeking a balance between natural surroundings and modern amenities, driving demand in emerging hubs like Taloja, where projects are now focusing on wellness-centric living through the integration of technology, comfort, and holistic lifestyle features.
The development has been conceptualised as a "Smart Cozy Homes" offering, integrating automation systems that enable residents to control lighting, fans, through digital interfaces. The company says the approach is intended to simplify everyday living while improving security and reducing energy consumption.
Priyanka Jindal Gupta, Advisor, Viyaara Realty, said the project reflects the developer's focus on building homes that go beyond conventional housing. "Our philosophy of âWarmth of Your Nest' is centred on creating spaces where technology, comfort, and security come together to improve everyday living," she said.
She added that the project brings together multiple lifestyle elements within a single development. "With The Nest, we are introducing a new way of living in Taloja, with features such as home automation, clubhouse amenities, landscaped open spaces, and wellness-focused infrastructure. The idea is to offer a balanced lifestyle that combines convenience with overall well-being," Gupta said.
The project comprises 1, 2, and 2.5 BHK units housed in a 13-storey tower designed to offer privacy and wide-angle views. Around 60% of the development has been allocated to open spaces, with landscaping designed by a Singapore-based consultant. Its location along the Taloja River adds a natural element to the project, which the developer says enhances the residential experience.
Amenities at The Nest include a clubhouse, swimming pool, jogging and cycling tracks, and security systems such as CCTV surveillance. Additional infrastructure includes generator backup for common areas and lifts, RO water systems, and layouts designed to maximise natural light and ventilation.
The company has also highlighted a focus on sustainability, with energy-efficient systems integrated into the project to help reduce utility costs. The Nest is part of a broader push by developers to introduce smart and amenity-rich housing in emerging micro-markets like Taloja, driven by improving infrastructure and growing residential demand.
