Rohan Shukla of DGS Group shares insights on Mumbai real estate, redevelopment trends, and future-ready housing.
Mr. Rohan Brahmdev Shukla, Director and Chief Civil Officer, DGS Group
In an increasingly competitive and evolving real estate landscape, execution excellence and engineering precision have become key differentiators for developers. Rohan Shukla, Director and Chief Civil Officer at DGS Group, stands at the forefront of this transformation, driving the company’s construction strategy and project delivery. In this interview with Mid-Day Online, he shares insights on Mumbai’s redevelopment potential, emerging homebuyer trends, and how DGS Group is building future-ready spaces while staying rooted in quality and affordability.
Q1. DGS Group has emerged as a strong player in Mumbai’s real estate landscape. How would you describe the company’s journey so far?
DGS Group’s journey is rooted in legacy, resilience, and evolution. What began as a modest construction materials business in the 1980s has today transformed into a diversified real estate development company. Over the years, we have steadily built a portfolio spanning residential, commercial, and redevelopment projects across Mumbai. Our focus has always been on delivering value-driven homes with quality construction, transparency, and timely execution. Today, with millions of square feet developed and thousands of happy families, we continue to strengthen our presence across key micro-markets in the city.
Q2. As Chief Civil Officer, what are your key responsibilities and priorities within the organization?
My role primarily revolves around planning, execution, and delivery. I oversee the end-to-end lifecycle of our construction projects-from design coordination and engineering planning to on-site execution and final handover. Ensuring quality standards, adherence to timelines, and cost efficiency are critical priorities. Additionally, I work closely with cross-functional teams to streamline processes and ensure that every project reflects the DGS Group’s commitment to excellence and reliability.
Q3. Mumbai’s real estate market is highly competitive. What differentiates DGS Group from other developers?
What truly sets us apart is our strong foundation in construction and engineering. Unlike many developers, our roots lie in the core construction ecosystem, which gives us a deeper understanding of materials, execution challenges, and cost optimization. We also focus heavily on redevelopment projects, especially in Mumbai’s western suburbs, where there is significant demand for modern housing. Our philosophy of offering ‘affordable luxury’-homes that combine quality with accessibility have helped us build trust among middle-income homebuyers.
Q4. Redevelopment is a major growth driver in Mumbai. How do you see this segment evolving?
Redevelopment is the future of Mumbai. With limited land availability, the city’s growth will largely depend on unlocking value from existing properties. We see strong momentum in cluster redevelopment and society redevelopment projects, particularly in suburban areas. However, execution remains complex due to regulatory processes and stakeholder alignment. Developers who can bring credibility, financial discipline, and efficient execution will lead this space-and that is where DGS Group is focused.

Q5. How is DGS Group incorporating sustainability and modern construction practices in its projects?
Sustainability is no longer optional-it is essential. At DGS Group, we actively integrate eco-friendly construction practices, efficient resource utilization, and waste reduction measures. We are also exploring smart home features and energy-efficient systems to enhance the overall living experience. Our goal is to create developments that are not just structurally sound but also environmentally responsible and future-ready.
Q6. What trends are you currently observing in homebuyer preferences in Mumbai?
Today’s homebuyers are far more informed and aspirational. There is a clear shift towards well-planned homes with modern amenities, better connectivity, and lifestyle features. Compact yet efficiently designed homes are in demand, especially in the affordable and mid-income segments. Additionally, buyers are placing greater emphasis on brand trust, project delivery timelines, and overall value proposition.
Q7. The luxury segment is seeing increased traction in Mumbai. How do you view this trend?
The luxury segment has certainly gained momentum, driven by rising incomes and evolving aspirations. We are also seeing strong participation from business families and high-net-worth individuals investing in premium real estate assets. While our core focus remains on affordable and mid-segment housing, we recognize the importance of catering to aspirational buyers and are gradually expanding our offerings in premium micro-markets.
Q8. What is your vision for DGS Group over the next 5 years?
Our vision is to scale sustainably while maintaining our core values of quality, trust, and affordability. We aim to expand our footprint across Mumbai and potentially other key cities, strengthen our redevelopment portfolio, and adopt advanced construction technologies. Most importantly, we want to continue delivering homes that enhance the quality of life for our customers while contributing to the city’s evolving skyline.
Q9. Finally, what advice would you give to aspiring homebuyers in Mumbai today?
My advice would be to prioritize credibility and due diligence. Always evaluate the developer’s track record, construction quality, and delivery history before making a decision. Real estate is a long-term investment, and choosing the right developer is just as important as choosing the right location.
