NH-844 connects Bengaluru with Hosur and lies close to several industrial, IT, and logistics clusters. Beyond proximity, the corridor is supported by a mix of proposed and existing infrastructure initiatives that suggest sustained urban expansion rather than isolated appreciation.

"For residential development, long-term value depends on different systems maturing together," Korekkana explains. "Transport connectivity, employment access, and urban services need to evolve in parallel. That balance is what makes a location reliable for daily life over time."

Projected infrastructure shaping the corridor

One of the most significant proposed developments near the NH-844 location is South India's first interstate metro connecting Bengaluru and Hosur, planned approximately 1.44 km from the site. Once operational, the metro is expected to improve cross-state commuting and workforce mobility along the corridor.

Surface connectivity is also expected to improve through a major business corridor upgrade. Road infrastructure tenders worth nearly ₹7,000 crore, proposed around 5.2 km from the project area, aim to strengthen access across Bengaluru's key commercial routes and employment hubs.

Industrial and innovation-led growth is being reinforced by KIADB's proposed SWIFT City near Sarjapura, located roughly 7.2 km from the site. Envisioned as a large-scale industrial and urban development by 2030, it is expected to support job creation and regional expansion. A complementary startup-focused SWIFT City ecosystem, about 10.8 km away, adds to the corridor's innovation profile.

Civic infrastructure is also expected to expand with a proposed international-standard cricket stadium at Bommasandra, planned with an 80,000-seat capacity and located approximately 11.2 km from the site.

Existing infrastructure already anchors the area. The Bommasandra Metro Station at Delta Electronics is about 10.3 km away, while Electronic City, one of Bengaluru's largest IT and employment hubs, lies roughly 15 km from the NH-844 location. Together, these elements indicate a corridor structured to support consistent commuting patterns and functional daily routines.
