1. From joining the business at a young age to now leading core departments, how has your personal journey shaped your leadership style and vision for Goel Ganga Developments- Annuj Goel Group?


From the beginning, I’ve seen real estate not just as a business of buildings, but of people. I joined Goel Ganga at a young age - learning from the ground up, sitting through sales meetings, working on construction sites, listening to customers. That early exposure taught me that leadership is about listening more than telling. My vision has always been to make Goel Ganga Developements a professionally-run company that still retains the trust and values of a family business.

2. Legacy often plays a powerful role in family-run businesses. How do you continue to uphold your father’s customer-first philosophy while bringing in modern strategies and innovations?

My father always said, 'Earn less, but let your customer earn more.' That mindset of putting the customer first is in our DNA. But legacy doesn’t mean standing still. Today, we’re building on that foundation with tech-led systems, real-time transparency, and a strong culture of professional execution. Whether it’s digital CRMs, AI-driven customer journeys, or seamless post-sales support. We’re not replacing old values, we’re scaling them for today’s world."

3. With over 105 landmark projects and successful ventures into education, logistics, and incubation, what drives your decision-making when it comes to expansion and diversification across sectors?

I believe every expansion should answer one question: “Does this serve a real need?” Be it a school or a logistics park, we’ve only entered spaces where we felt we could add genuine value. We don’t diversify for the sake of it. Every vertical must strengthen our ecosystem and contribute to long-term value, not just for the business, but for the communities we work with.

4. Goel Ganga has delivered landmark projects like Ganga Melrose, Ganga Florentina, and GO Square Wakad. Which project do you feel best reflects your leadership and why?

Ganga Florentina holds a special place in my heart. It was one of the first projects where I was fully hands-on, from design choices to execution and not just shadowing my father. We focused on creating a lifestyle-driven space, and even today, that community continues to flourish, which is deeply fulfilling.

But in many ways, our recent redevelopment work in Mumbai reflects how my leadership has evolved. These are complex, emotionally charged projects involving multiple stakeholders, legal intricacies, and legacy structures. Leading these requires not just execution skill, but trust-building, vision, and patience. It’s a space where I’ve been able to bring both heart and strategy to the table  and that’s the direction I see myself growing further in.

5. The Indian real estate industry has undergone massive transformation due to RERA, GST, and digital integration. How have these changes influenced your operations and project planning?

The changes have brought discipline  and that’s a good thing. RERA has made everyone more accountable. GST has streamlined costs. Digitisation has helped us track progress in real-time, whether it’s sales data or construction updates. We’ve evolved into a far more transparent and agile organisation, and frankly, it has helped build more trust with our customers and partners.

6. Pune has emerged as a hotspot for real estate, attracting both investors and homebuyers. What do you think sets Pune apart from other metropolitan markets?

Pune has soul. It’s a city that balances ambition with quality of life. The IT boom gave it global appeal, but what sustains it is its livability like good weather, great education institutes, a young and diverse population, a thriving startup ecosystem, upcoming large scale infra projects including the ring road and the new airport along with a better planning than most metros. It’s also a city with a vibrant cultural scene, a buzzing food and restaurant culture, and plenty of entertainment options,  all of which make it incredibly attractive to both homebuyers and investors. For developers like us, that means consistent demand and a customer base that’s aspirational yet grounded.

7. Post-pandemic, what consumer trends are you observing in the residential segment - especially in 1, 2 & 3 BHK categories  and how is Goel Ganga adapting to them?

Post-pandemic, we’ve seen a clear shift- homebuyers today value functionality just as much as square footage. In the 1 & 2 BHK segment, there's strong demand from nuclear families and first-time buyers looking for compact, well-connected homes with smart amenities. In 3 BHKs, the focus is on flexible spaces. People want a study, a corner to work from home, or even a small gym setup. At Goel Ganga, we’ve adapted by rethinking layouts, prioritising natural light, and integrating lifestyle features without inflating costs because today, people don’t just want to own a home, they want to live well in it

8. Looking ahead, what is your vision for Goel Ganga Developments over the next 5–10 years in terms of growth, innovation, and market positioning?

The future for us is threefold - redevelopment, professionalisation, and sustainability. We are deeply focused on redevelopment in Mumbai, which we see as both a responsibility and an opportunity. Internally, we’re building a more professional team with sharper systems. And across all our projects, we’re committing to greener practices and smarter infrastructure. Ultimately, I want Goel Ganga Developments to stand for trust, innovation, and thoughtful urban growth.
