2008 was quite eventful for the real estate sector.

What's in store for 2009?

Shrewd customers have exercised their negotiating skills in these trying times to grab good deals from sellers.

The market has now become a little realistic, yet there is still the big question of what 2009 has in store.

Whatever the future might hold, consumers and builders still look forward to some positive changes in 2009.

Here is their wish-list for the New Year:

Nayan Shah,
Director, Mayfair Housing

"The state government should permit rental housing in our city. My dream is to provide buyers with budget housing in places like Thane, Virar, Panvel,u00a0 where a flat costs Rs 15 lakh. The market will pick up in a few months. This will bring in foreign investment and then generate better job opportunities across this sector."

Kyron Dias,
Resident of Borivli (W)

"The government needs to be strict about discipline. Our city needs more greenery. Also some measures need to be taken to control pollution in our city. The traffic problem also needs to be solved in Mumbai by constructing more flyovers and wider roads."u00a0

Pankaj Agarwal,
Director, Agarwal Group
"Our city needs to improve its infrastructure quality. Also these days buyers expect good amenities, ambience and a good lifestyle. I think developers should plan to come up with more affordable homes. Lastly, i think our city needs more green space."

Uzair Patel,
Resident of Bandra (W)

"Today is a buyers market and its good news for us. Otherwise the rates are so high that buying a home in Mumbai is like a dream come true. Also, commuting is a major issue because of bad roads. So, proper planning and better quality infrastructure is what I hope 2009 brings in."

Dilawar Nensey,
Joint Managing Director, Royal Palms
"The attack on the city has created a security problem, which has dithered the buyers at this point of time. So, the societies now should make sure they provide maximum security to the common man. It's also good to see that the government is finally taking initiative in completing all the unfinished projects."
