Average apartment sizes up 17 per cent in top seven cities in two years; Mumbai Metropolitan Region sees 12 per cent rise

Indian homebuyers are increasingly opting for larger living spaces, with average flat sizes across the top seven cities rising by 17 per cent in just two years, according to the latest research by ANAROCK Property Consultants.

The data shows that the average apartment size in these key urban centres increased from 1,420 square feet (ft) in 2023 to approximately 1,676 sq ft in 2025. The momentum continued over the past year, with an 8 per cent rise from around 1,540 sq ft in 2024.

Anuj Puri, the chairman of ANAROCK Group, attributed the shift to evolving buyer preferences in the post-Covid period.

"Large 3-4BHK homes and units with additional study rooms have now become mainstream in many of the top seven cities. Highly motivated buyers of such homes remain unfazed by higher price tags," he said, adding, "Luxury housing is firmly in the driver's seat."

Puri noted that the sustained demand for bigger homes counters speculation of a cooling residential market.

"Despite relentless price growth in high-demand corridors, our latest data shows that the average size of homes across the top seven cities together saw a steep 17 per cent jump in the last two years," he said.

He added that luxury residential real estate has increasingly become a symbol of lifestyle aspiration and upward social mobility, with the pandemic permanently reshaping buyer expectations around layout, space and upgraded living standards.

City-wise trends (2023-2025)

The National Capital Region (NCR) recorded the highest growth in average flat sizes at 30 per cent, rising from 1,890 sq ft in 2023 to approximately 2,466 sq ft in 2025. The increase was driven by a sharp rise in new luxury supply - homes priced above Rs 1.5 crore - with the luxury segment's share in launches increasing from 40 per cent in 2023 to 80 per cent in 2025.

Hyderabad retained the distinction of having the largest average flat size in 2025 at 2,600 sq ft, up 13 per cent from 2,299 sq ft in 2023, followed by NCR.

Other key markets also reported notable increases:

Bengaluru: Up by 21 per cent, from 1,484 sq ft to 1,790 sq ft

Chennai: Up by 24 per cent, from 1,260 sq ft to 1,561 sq ft.

In contrast, the Mumbai Metropolitan Region (MMR) continued to record the smallest average home sizes, though it saw a 12 per cent increase from 810 sq ft in 2023 to 904 sq ft in 2025 - the lowest among the top seven cities.

Pune and Kolkata posted relatively modest growth of 5 per cent (to 1,119 sq ft) and 2 per cent (to 1,151 sq ft), respectively. Pune was the only city to record a marginal 1 per cent decline in average sizes over the past year.

Longer-term trend

Over the six-year post-pandemic period (2019-2025), average flat sizes across the top seven cities rose by 45 per cent, from 1,140 sq ft to approximately 1,656 sq ft. NCR recorded the sharpest long-term growth at 97 per cent, nearly doubling in size, while Hyderabad saw a 53 per cent increase.

The findings underline a clear preference for premium, spacious homes with enhanced amenities, even amid rising property prices, as developers respond to growing aspirational demand in India's major metropolitan markets.
